From Distress to Success in Multi-Housing: How We Transformed a 35-Year-Old Property into a Thriving Community

Managing a 469-unit property in a saturated suburban market can be overwhelming, primarily when tasked with keeping a 35-year-old asset competitive against brand-new, shiny buildings. At first, it felt like an uphill battle. While our property sat in a prime location, the reality was that the allure of modern units in newly developed neighborhoods was tough to overcome. Our biggest challenge? Generating interest from potential prospects who were naturally drawn to the appeal of those sleek, new developments.

Project

The Struggle: Outdated Assets in a Market Full of New Builds

Our property, with its 469 units, had years of history behind it but desperately needed a complete renovation. We knew we had something special—a large, spacious property in a desirable location—but the challenge was conveying this value to renters eyeing the new builds just down the street.
We faced high vacancy rates and struggled with retention, mainly as people chose the convenience of newer places over our mature community. There was a fundamental disconnect between what we offered and what potential tenants expected.
Project

The Turning Point: Building a Winning Team & Showing Off Our Potential

Faced with these challenges, we realized something important: we needed to redefine the experience of living in our community. It wasn’t just about the units—it was about the people, atmosphere, and feeling potential residents would have when they walked through our doors.
So, we gathered a team of rock stars. Our staff went above and beyond to provide a “red carpet” treatment to everyone—whether they were coming in for a tour or simply reaching out for information. They ensured every interaction was an opportunity to show care and attention. Every day, they worked hard to make people feel welcome and valued.
We also decided to use some of our budget creatively. We found money to create a mini-model apartment by scrutinizing costs and cutting unnecessary expenses. We began offering private tours of the model, allowing prospects to experience the large rooms and the charm of our mature community firsthand. The response was overwhelming. People could feel the space, potential, and character the new builds couldn’t replicate.
Project

The Success: Increased Renewals, Higher Retention, and a Stronger Community

Over time, the changes we made began to show tangible results. Our residents started noticing the improvements in the units and the overall atmosphere. Thanks to budget-conscious upgrades to exterior amenities, our property began to feel more vibrant, welcoming and well-maintained.
Our renewal rates increased significantly, and our retention rate soared by over 50%. Tenants were not only choosing to stay but also telling their friends about what a great place it was to live. The pride our team took in their work created a ripple effect, and our community became something people wanted to be a part of.
Ultimately, what seemed like an impossible situation—a 35-year-old property in a sea of new builds—became a success story. With a focus on service, a little creativity with our budget, and a lot of heart, we survived and thrived. Today, our property is a vibrant, sought-after community—and I couldn’t be prouder of the team that made it happen.
